Existing well water & electric within 50 ft. of ADU build site Zoning: No Zoning or permitting required. Rural mountain lot (outside city limits) Septic: Septic approved and fully permitted. Septic installer scheduled for mid June. Septic site is 20 ft away. Size: 800 sq ft, one bedroom, one bath, one kitchen, plus decks & hot tub (3000 lbs max weight)* Walls: 8” thick Passive House high performance walls and triple pane windows * Foundation: pier & beam only. Mix of concrete sono tubes / footings & metal helical piers* Consider concrete sono tubes on the perimeter and helical piers for cabin building support Elevation: 1 - 9 ft. from ground level with average height 5 ft above ground level * Roof: Single shed roof covers entire structure - 46' W x 36' L x 14" D (no peaks or valley’s)* Special loads: winter snow load is distributed evenly for 8 months Simple shape: All perfect rectangle walls and decks+ Deliverable: Basic structural engendering recommendations / specifications and basic drawings for contractor & architect in PDF format to assist with design process Cost constraints: keep costs way down by reducing to minimal piers & design & building materials* *See provided basic floor plan draft & CAD drawings (need to reduce piers to minimum)
