Good Evening. I've recently purchased a real estate brokerage in Costa Rica and I am looking to upgrade the website that came with the business. I like the general theme of the existing Joomla (1.5) website, but would like to add my own touch to it along with more functionality as well as update Versions. I am not looking to re-build the old site but rather I am going to build an entirely new site, based on the old site theme.
I am a visual concept designer but I am not proficient in code at all. I am looking initially for someone to create a template based on very specific details that I designed already, and if the finished work is done well - there is an opportunity for a continued work relationship with this project and several others that are coming up in the near future.
The site will use the Joomla IProperty component as the real estate engine and some of the template work involves customizing the look of some of the realted modules.

And there are 5 jpeg attachments with this posting that need to be reviewed before any questions or bids are submitted. The attachments in order:
1. Template Design - an image of what the finished template will look like
2. Template Layout - a map of all of the module positions and sizes
3. Template Specs 1, Template Specs 2, Template Specs 3 - each module's functionality, and CSS design broken down individually
I am looking for an exact match of every detail to what's in these images, so please only bid if you have the correct skillset for the job.
Again - there are several more projects to follow for the right person, and I am actually looking to form a working partnership with the right person where we repeat this same process of me designing the visual concept and you putting it into code.
