297899 Renew 3 Real Estate Sites

I have 3 real estate web sites that need to be renewed with several additions 2 of the sites are real estate agents which will be the same apart from names the other 1 is a private listing site and will need different add on's all 3 were based on Open-Reality. I would like a programmer that has worked with real estate sites and can show examples of work They must be written using English spellings Payment would be 50% when shown running correctly on your server and 50% when installed on my server and running correctly an I have all graphics and scripts everything on CD. Also a month of email support (which wont be much if all is running as it should) I put the payment details up front so that you can decide if you can work within these parameters …. I want the very best sites possible and want you to work with me to achieve that You must have built a real estate site before show me what you have done If changes are made in the future you will be the one first approached to make them. This is a 2-part project firstly the 2 real estates sites and then the private sale site all currently running This is the information for the 2 real estate sites At present the sites have an Admin area and agents area this I would like to retain. You can rebuild the sites or start from the beginning and create new ones. Both will be the same other than contact details and logos (they have different logos don't ask because I don't know why either) they will also link to one another. The 2 real estate web sites will be given through PMB If you look at this web site you will get an idea of how the sites could look, taking in to account the details below. Site will be given through PMB The properties which are currently on the respected sited would need to be imported into the new sites approx 50 properties on each of the agents sites. Home Page The home page should set the look for the entire site. Apart from graphics, menus and contact information it will show a featured property and text that can be modify by the agent from the agents login area. If possible the featured property could be automatically rotated daily or weekly. At the bottom of each page will be text links to inform the user as to the number of pages and allow them to move through properties easily. Each page will show 5 properties. Images Not stored in the database Ability to put a SOLD sign on a property which has sold Navigation There will be a vertical menu on the left hand side of the screen with these headings. *Houses in town *Rural properties *Vacant land and acres *Business for sale *Rental properties The vertical menu will provide the main method of viewing all pages on the site. Each page will also have the same links at the bottom of the page in text only as a second navigation method, so that visitors will be able to get to any other part of the site no matter which page they are viewing. Sort Order Properties will be shown in price order from highest to lowest, or changeable from the admin area to the choice of settings required. The site should have a search facility allowing visitors to search for properties that meet specified criteria. The categories will be *Houses in town *Rural properties *Vacant land and acres *Business for sale *Rental properties Also property should be searchable by code example B2100 a combination of letters and numbers, so that when advertising the property the URL would be [login to view URL] The results page will have Image of property on left-hand side with address under and descriptive information in the middle and a box with bed:, bath:, car acc:, building const: and lot: details If there are more properties than can be displayed on one page, a link will appear at the bottom of the page allowing the visitor to see the next page(s) of properties and go back to previous pages. The image and some part of the text will be linked to the full details of the properties and accessed by a single click. Full page details When a visitor clicks on the image or text in the results page, a page containing the full details of the property will be displayed. Thumbnail images up to 6 and further information will be displayed clicking on the thumbnail will display the large version of the image in a new window in the top left corner. Agent's login area All properties will be added, changed and deleted through the browser by the admin or agent. Photo images will also be added through the browser in the order they were uploaded to the site. The agent will decide the images maximum screen size. The descriptive information of a property will also be added through the browser and match that which is currently available. Once a property is added checking the information is correct and making any changes should be made easy. Email An automated reply will be generated and sent immediately with a message of the agents choice for example Dear Roger, Thank you for your enquiry. One of our agents will contact you within one working day Regards John White Location Map Is it possible to have a map of the local areas allowing the agent to place a blue dot or similar marker to mark the property the visitor is looking at? If so Have a function within the agents area allowing the upload of a map for each property with a common thumbnail image which links to the map. Database Design The database now in use should be checked to make sure it is robust enough to hold all the modifiable information the success of the site relies on a strong and flexible relation database model. Now the second part of this project This site is for Australia wide not a target area like the first 2 web sites The web site will be given through PMB It is very much like the first 2 real estate sites but needs some other features New look and new graphics so as different from the first 2 sites be creative as I'm sure you will be able to add other details I've not thought of I like this site ... will be given through PMB Remember I do not want a clone of this site or any other but something like this would be great Admin control panel would be able to do as many as possible of the below and any more you can come up with Send email to all agents or advertisers Set expiration time for ads 1 month 3 months 6 months or until sold Have 1 rotating banner on the top and 1 on the bottom of ALL or ANY page Have rotating featured properties on home page up to 4 automatically if possible Up to 10 images per property admin sets size Images NOT stored in database Ability to put a SOLD sign on a property which has been sold Ability to see how many times a property has been viewed Link to maps Ability to print out as brochure Virtual tour? Search would also be able to search by State and areas within that state
