I have owned and rehabilitated 3 small multifamily communities (32-53 units) in the Indianapolis area. I currently own no properties but am working on an idea to build new communities, approx. 170 units in size. All units will be 400sf and will be configured as studio or 1 bedroom units. Construction will be commercial approach using steel, aluminum and concrete. I will attempt to avoid using wood materials altogether. Units are essentially a 20x20 foot layout with a 20x8 foot loft. All units will be wheelchair accessible on the first level. Interior doors will be pocket/track. I will use prefab metal stairs for the loft access, prefab concrete walls, and concrete floors will be commercially finished as the final flooring surface. 40 units will be built in a large commercial superstructure (2 rows of 20 back-to-back) with a single outside entrance for each unit. There will be no steps or curbs from the parking lot to the front door. Each unit (except for end units) will have 3 common walls with adjacent units. All units will have a 10 foot front porch running the 20 foot length of the unit. Inside and outside will be maintenance free. Plans must be able to meet building codes in each state. Locations of communities will be in southern/western states. HVAC will be wall mounted units. Emphasis is on simplicity, strength, energy efficiency, rapid construction, all electric, wheelchair accessible, maintenance free, durability, and minimalist approach to rental living with low utility and monthly rental costs.
