It is helpful to have access to mortgage customer data and agents that speak English well.
1. Open customer conversation based on mortgage script that we provide. (simple introduction and pre-qualifier for customer)
2. Complete 1003 (make sure customer is aware we will be pulling credit for them so SSN is important. You must have ability to record customer conversations and we must have ability to access such conversations via FTP or other arrangement.)
3. Send 1003 to us so that we can pull credit and fill in the correct rate and program to be offered.
4. We then send file back to you along with a 40 page agreement describing the customer's rate, payment, program and what Bank needs to receive from them to close the loan. Please make sure that all documents required are received from customer. Customer should have an option to fax to a toll free #.
5. Customer must know that we will lock their rate and program only after we receive signed documents indicating they agree to the rate and payment along with the credit card form for payment of the appraisal!
6. You will compile all documents you've received from the customer and send to the bank for us to do further processing.
7. Bank completes file for approval and keep you posted on status of anything missing on the file. We will notify bot you and customer of their closing date.
8. Loan closes, we pay you your fee on the file
Experience with loan origination software such as Calyx Point is required. Knowledge of the mortgage origination process is required.
