Hi Im doing an extension on my old 1927 house - basically 6m x 5m - it will sit as an independent portal frame structure, next to but not connected to the existing house.
Concrete strip footings and some pads. Architect sketches in "combinedpdf" file gives basic system and specifications. These need to be checked and hand-marked up. I also need advice on whether it can be timber floor on joists (preferred) or concrete slab on ground. Can I excavate the 400mm safely adjacent existing footings? or is there a workaround - eg can the excavation grade from 150mm to 400mm for example. Or do I need to use a slab? Using a slab will be problematic as it will seal in a damp area adjacent to the existing house, the wall is already in poor condition due to damp in the soil (it's old crumbly bricks) so I'd have to add subfloor ventilation, not ideal
Must be an Australian-registered structural engineer able to sign off on the existing sketches and provide details. Allow for up to 30 minutes phone calls to clarify. Must be a good communicator! I don't need CAD drawings - just hand markups as per Australian Standards and required building codes. Prefer somebody used to old houses and clayey/ highly mobile soils.
