PROJECT TITLE Scan-to-BIM / Revit Expert Needed – Convert 360° Survey Data into an Editable As-Built Revit Model PROJECT OVERVIEW We are looking for an experienced Scan-to-BIM specialist or Revit BIM modeler to help us convert our existing 360° building survey data into accurate, editable as-built models in Autodesk Revit. This project will begin with a paid pilot using one completed building survey. If the pilot is successful, there is potential for ongoing work involving multiple properties. OUR CURRENT SURVEY PROCESS We document buildings using a 360° camera mounted on a tripod. A 360° panorama is captured approximately every 1.5–2.5 metres throughout the property. The images are then stitched and connected to create a complete virtual walkthrough of the building. After post-production, we currently have: * Stitched 360° panoramic images * A connected virtual walkthrough * A measured 2D floor plan * Individual panorama positions * X, Y and Z coordinates for each panorama * Rotation/orientation values for each panorama * A simplified 3D scene or proxy geometry created during post-production * Visual documentation of both internal and external areas The current 3D information appears to be used for positioning, navigation and visualisation. It may not be a conventional LiDAR point cloud or a complete metric 3D mesh. The available export formats have not yet been fully confirmed. Part of the initial assignment is therefore to inspect our source data and determine what can be used directly. OUR OBJECTIVE We want to create an accurate as-built BIM model of the surveyed property in Autodesk Revit. The final Revit model must consist of native, editable Revit elements. We do not only want a point cloud, imported mesh or static 3D object placed inside Revit. Depending on what is visible and measurable in the source material, the model should include: * Building levels and storeys * External and internal walls * Floors and floor structures * Ceilings * Roof geometry * Doors * Windows * Stairs * Openings * Columns and other visible structural elements * Relevant fixed building components * Correct room dimensions and heights * Basic room names or classifications where available The intended model level is approximately LOD 200–300, but the final level of detail and achievable accuracy must be agreed upon after the source data has been reviewed. SCOPE OF WORK The selected freelancer will be responsible for: 1. Reviewing a sample dataset from one completed survey. 2. Determining what geometric and measurement data is available. 3. Identifying whether the system can export any of the following: * E57 * RCP or RCS * PTS, XYZ or LAS point cloud * OBJ, FBX, GLB or another mesh format * DWG, DXF, SVG or another floor-plan format * Original equirectangular 360° images * Camera coordinates and orientation data * Depth maps or other depth information 4. Recommending the most reliable workflow for creating the Revit model. 5. Importing or linking usable point-cloud, mesh, floor-plan or coordinate data. 6. Creating the building as native Revit elements. 7. Using the 360° walkthrough as visual reference throughout the modeling process. 8. Checking dimensions, elevations, alignment and coordinate consistency. 9. Clearly identifying any areas that cannot be modeled accurately from the available source data. 10. Documenting the expected model tolerance and any assumptions made. IMPORTANT TECHNICAL DISTINCTION We currently refer to our projects as “3D scans,” but the source material may primarily consist of spatially positioned 360° panoramas, a measured 2D floor plan and simplified 3D navigation geometry. We therefore do not expect applicants to assume that an automatic one-click conversion to Revit is possible. If a usable point cloud is available, it may be processed through Autodesk ReCap and used as the geometric reference in Revit. If no point cloud or detailed mesh is available, the model may need to be created manually using the measured floor plan, panorama positions, known dimensions and visual information from the 360° walkthrough. The freelancer must be able to explain which parts of the process can be automated and which parts require manual Revit modeling. PILOT DELIVERABLES For the first pilot property, we expect: * A technical assessment of the supplied dataset * A written recommendation for the best Scan-to-BIM workflow * One complete native and editable Autodesk Revit model * Delivery as an RVT file in an agreed Revit version * IFC export * Relevant floor plans, elevations and sections * A list of assumptions and unidentified elements * A short quality-control report * Documentation of the expected dimensional accuracy * All linked source files required to open and use the model The Revit model must not contain unresolved or unavailable external file references. WHAT WE DO NOT WANT * A simple 3D mesh imported into Revit and presented as a completed BIM model * A point cloud without native Revit elements * An uneditable model * Dimensions estimated without being clearly marked * Hidden building structures invented from visual information * A generic automated conversion without manual quality control * Applicants claiming full automation before reviewing the actual data REQUIRED EXPERIENCE Applicants should have documented experience with: * Autodesk Revit * Scan-to-BIM workflows * As-built BIM modeling * Autodesk ReCap or similar reality-capture software * Point clouds and 3D mesh data * 360° panoramic building documentation * Creating accurate Revit models from imperfect or combined source data * IFC export and BIM quality control Experience with photogrammetry, computer vision, Revit API development or automated BIM workflows will be considered an advantage. POTENTIAL LONG-TERM OPPORTUNITY The pilot is intended to establish a repeatable production process. After a successful pilot, the assignment may develop into: * Ongoing conversion of building surveys into Revit models * Development of templates and modeling standards * Optimisation of the Scan-to-BIM workflow * Partial automation of repetitive tasks * Integration between our existing platform and Revit * Revit API or IFC-based development APPLICATION REQUIREMENTS Please include the following information in your proposal: 1. Examples of similar Scan-to-BIM or as-built Revit projects. 2. A description of the source data used in those projects. 3. Your proposed workflow for our type of dataset. 4. How you would proceed if no LiDAR point cloud is available. 5. Which files and exports you would need from us. 6. Which Revit version you normally use. 7. Your estimated time and fixed price for the pilot. 8. The expected level of detail and accuracy you believe can be achieved. 9. Which parts of the workflow you believe can be automated. 10. Confirmation that you can deliver native, editable Revit elements. Please begin your proposal with the words “360 SCAN-TO-BIM” so we know you have read the complete project description. CONFIDENTIALITY AND DATA SECURITY The survey material may contain sensitive visual information from private or commercial properties. The selected freelancer must: * Treat all supplied information as confidential * Sign a non-disclosure agreement if required * Store the files securely * Not share or reuse the data * Not upload the material to public platforms or third-party AI services without written approval * Delete or return the source material when the assignment is completed We are looking for a professional who can both produce the pilot model and help us establish a technically reliable, scalable Scan-to-BIM workflow for future projects.

Hello, 360 SCAN-TO-BIM — I have experience creating native, editable Revit as-built models from point clouds, 360° walkthroughs, measured floor plans, mesh/proxy data, and imperfect survey sources. I am a good fit because this pilot needs both careful BIM production and a technical workflow review before any automation or long-term process is promised. I will first assess the sample dataset, confirm available exports such as E57, RCP, IFC, mesh, DWG, images, coordinates, or depth data, and recommend the best Revit workflow. If no LiDAR point cloud is available, I will model manually from the measured plans, panorama positions, coordinates, and visual references while clearly marking assumptions and tolerance limits. I will deliver a native RVT model with editable Revit elements, IFC export, drawings, QC report, assumptions list, linked files, and secure handling of all confidential survey data. Thanks for reading my proposal. Edwin

360 SCAN-TO-BIM Hello, I reviewed the Scan to BIM requirements, and the core challenge is first determining whether your 360 survey data contains sufficient measurable geometry for an accurate native Revit model rather than assuming it can be automatically converted. I would assess the available panoramas, coordinates, floor plans, proxy geometry, and export formats, then establish the appropriate workflow for native Revit elements, dimensional validation, assumptions, and quality control. I have worked on Revit, as built modeling, Scan to BIM, and BIM coordination projects and can share relevant examples once we connect in chat. Also a quick question, can you provide the original survey dataset for the pilot so the available geometric accuracy can be assessed before defining the modeling workflow? Best Regards, MadTech

I have carefully reviewed your complete project description and understand the important distinction between a true LiDAR/laser point-cloud workflow and your current dataset, which may consist primarily of spatially positioned 360° panoramas, measured 2D floor plans, camera XYZ coordinates/orientations, and simplified 3D navigation geometry. I can deliver a native, editable Revit as-built model and will not present an imported mesh or point cloud as a completed BIM model. My workflow would begin with a technical assessment of the pilot dataset to determine exactly what geometric and measurement information is available. Proposed workflow: Review all available survey exports and identify usable formats, including E57/RCP/RCS/XYZ/LAS, OBJ/FBX/GLB, DWG/DXF floor plans, original equirectangular panoramas, camera coordinates, orientations, and any depth information. If a usable point cloud is available, process and validate it through ReCap or a suitable workflow, then use it as a geometric reference for Revit modeling. If no LiDAR point cloud is available, create the model manually using the measured 2D floor plan as the primary dimensional reference, supported by panorama positions, XYZ/elevation data, orientation information, proxy geometry, and the 360° walkthrough for visual verification. Model walls, floors, ceilings, roofs, doors, windows, stairs, openings, columns, and visible fixed elements as native Revit elements.

360 SCAN-TO-BIM Hello, The key challenge is determining how much measurable geometry your 360° survey data actually contains before committing to a Revit workflow. If there is no usable point cloud, the model must be reconstructed carefully from the measured floor plan, panorama coordinates, heights, and visual references rather than relying on unreliable automated conversion. I’d first assess the pilot dataset and establish the most reliable workflow, then build the property using native, editable Revit elements with coordinated levels, walls, floors, openings, doors, windows, stairs, and other visible components. I’d document assumptions, achievable accuracy, and any areas that cannot be verified, then deliver the RVT, IFC, drawings, and QC documentation. Can you provide the pilot dataset and confirm which Revit version you require?
