Provide architectural design, plans drawings etc for the redevelopment of a dilapidated property last lived in around 1974. property is grade 3 listed and is locate in Shetland, Scotland. Planning & building warrants will therefore need to be as per Scottish requirements
Project will include re roof and full internal refurbishment - currently the property is a gutted shell.
The project is envisaged in 2 phases*
Phase 1 - complete refurbishment of current property to create 2 bed 1 bath 1 kitchen (for airbnb)
Phase 2 - erecting of single story 2 bed property with 1 bath and 1 kitchen. (phase 1 kitchen to be deleted and bathroom to become onsite)
*the phases might be constructed at the same time or be separated by serval years.
NB;
- I am keen to explore a modular construction approach to phase 2 extension
- I would like to incorporate modern internal lightweight spray applied insulation and plaster such as Corkosol in listed portion of development
- Design will also need to include septic tank installation as there is no foul drainage onsite (previously to sea).
- road access and water are already provided to site
- Detailed site measurements and scaled paper floor plans and elevations have previously been created and can be used (for existing dwelling only) as a guide. however I require a review of these to get the best possible use of phase 1 upon completion and minimum alterations for incorporation of phase 2
- phase 1 and 2 are to be submitted as a single planning and building warrant application. unless advised to separate.
- price to be provided for design work only and design work and submissions
- no onsite support is required
