I will pass you property details (address, APN, borrower name) in batches; in return I need a concise title report that includes: 1. Summary page of findings with any red-flag issues highlighted. 2. Supporting documents: deed copies, lien instruments, tax receipts, and screenshots from county or state portals. 3. Source list (county recorder, assessor, court docket, etc.) and the date each record was pulled, to confirm currency. Accuracy and turnaround matter more than volume. Most searches run through widely used tools such as DataTrace, TitlePoint, Netronline, or direct county websites; feel free to rely on whichever platforms you already trust, provided every citation can be verified independently. Deliver completed reports in searchable PDF format within the mutually agreed deadline—typically 24-48 hours per property unless otherwise stated. All information must comply with federal and state privacy requirements, and no data may be reused outside this engagement.
