While managing existing real estate and business needs within the Schroeder Estate portfolio. The Schroeder Estate owns a reputable power-sports and marine business located in the heart of the Indian Head district which is host to the world's largest infrastructure of groomed trails for year round entertainment.

The plan is to re position family resorts throughout the vast Indian Head snowmobile, ATV/UTV trail system to Sustainable occupancy standards by managing adding additional rental stock, amenities and additional revenue streams for each resort and it’s operations.

Location

Sawyer County will be the initial focus. This county is the host to the Schroeder Estate’s Whiplash Resort as well as the Hayward Power Sports businesses and additional undeveloped parcels in the Schroeder Family Trust..

Think “Poney Express” In April 1860, the famed Pony Express began using horse and rider relay teams to shuttle mail along a 2,000-mile route between St. Joseph, Missouri, and Sacramento, California. To achieve the remarkable speeds, company owners William H. Russell, William B. Waddell and Alexander Majors set up a string of nearly 200 relief stations across what is now Missouri, Kansas, Nebraska, Colorado, Wyoming, Utah, Nevada and California.

Given the vast year round trail infrastructure northern Wisconsin has developed over the past 40 years combined with the downturn in the family resort hospitality landscape IDHG sees a “Blue Ocean” opportunity by combining the modern day horse and real-estate to work in concert with one another.

Our vision is to acquire and partner with resorts along this vast trail system already in place that are a two hour ride apart from one another, and to do this in a truly holistic sustainable development fashion with each resort facility: environmentally/eco conscious – energy, not only using the energy produced but capturing the current wasted energy by delivering organic waste produced on site to a central facility; socially–attractive with a mix of resort property types that provide public space for both entertainment/relaxation for all guests and neighbors that will make a connection to the activities along the trails and lakes; financially/economically – tangible cash flow activity via a international hospitality hotel/resort operator not represented in the region thereby enhancing the Indian Head regions visibility and ability to link into an expansive international reservation system as well as enhancing the powersports operations needed to leverage interest for guests, bringing diversified job growth to area specifics; and historically–respecting the surrounding built-up environment framing the historically significant natural assets of the region's topography.

Our team has chosen to focus on a project which will respectfully reflect the restraint of the surrounding ecosystems needs and simultaneously show sensitivity to the topography of each site developed. The architecture will be of a quality rarely seen in recent developments in the area and will be a part of the destination creating value as well as history to each resort specific. It will also be the manifestation of the project’s goal to reconnect the resorts acquired with the local communities each to serve through a very transparent base with ample public space allowing river, lake or valley views for all to entertain from.

Identify and acquire sites that fit within the parameters as outlined that either already have existing reservation stock or have the ability to expand its inventory to accommodate 40+ keys per resort. Developing the area under an operating system that will accommodate 400-600 keys over the next 60 months initially. IHDG sees developing an inventory of 1,500 keys as the overall vision for the region.

Strategic Approach

It is not an overstatement to say the Indian Head region should be considered historic in nature and with a substantial understanding of the iconic presence it should reflect. To IDHG, the region should represent a showcase of vibrancy, livability and a community on the move. In conjunction with the present day vibrancy of the overall area (a strong labor presence, an area of connectivity to its natural resources), the density potential of each site should be framed by its one-of-a-kind views and connectivity to nature's assets. In the end, the region must attain the capacity to be viewed globally as the acclaimed destination of choice for trail and lake adventure of the sorts. Unlike the traditional approach of most development firms, which evaluate a site from a market response perspective against investment cost and risk, IHDG endeavors to create markets as opposed to leveraging existing market. Although twin city based, most of the projects this development team pursues involve the need for a vision few would believe possible or at a minimum be deemed as highly unlikely to become realized. We are able to achieve this through the level of focus we place on the ‘business aspects’ of creating large-scale critically massed endeavors. In other words, we place a tremendous amount of focus on assuring whatever the vision becomes on the site, it will possess the ability to attract the capital and technical capacity necessary for it to become a reality, as opposed to another hyper-promoted marketing effort, which will never be commercially viable in the marketplace. Specifically, we achieve this through the public/private intellectual properties we possess, which ultimately blend the strategic involvement of three core strategies:

• Establishing a Master Vision

• Strategically Assembling Capital

• Engaging World Class Technical Capacity

From a functional or engagement perspective our strategic approach is driven by the following considerations:

• Engaging in projects which will truly become iconic within the given

community

• Upon sites situated upon the most desirable of locations

• Where the vibrancy and ‘wow factor’ of the site supports a substantial

degree of scale or critical mass

• Where the ‘personal feel or positive experience of the individual’ is a

driving objective

• Where the need for innovation reflects the preservation of public trust

• Where the fulfillment of civic expectations is both understood and

embraced

The success of this regional development plan will depend on the need to possess a deep understanding of due diligence, master-planning of community development, site analysis and underwriting, infrastructure design and phasing, construction means and methods, sales and leasing, transportation and planning.

However, the master developer will also need to understand the public potential of each site, which includes the ability to advance economic development efforts; coordinate local, state and federal politics; facilitate a myriad of consensus building efforts within both the public and private sectors; as well as the know how to bring large capital to a project of scale. These latter capabilities are fundamental to IHDG and what we believe differentiate IHDG from others.

Every endeavor pursuit, including regional brand development such as this, begins with a genuine commitment to relationship, people, honesty and trust. In this we are extremely serious. Our team has successfully advanced some of the largest projects in the nation, but we do so not as a result of our self-confidence, but rather our desire to innovatively solve challenges with as much humility and openness as possible.

With regard to our strategic approach, this will begin by gaining an understanding of the various public and private stakeholders, the local political environment and the goals of all interested parties. With this understanding at the forefront, we work to create a vision that not only reflects these aspirations, but also fulfills the commercial appeal necessary to drive an award-winning market response.

Approach to Development and Issues

Our proposed design considerations for multi-use sites will incorporate the various programmatic venues yet to be identified by each Municipality and County. Specifically, these would potentially include commercial office space, a 5-star level hotel, market rental units, activated commercial retail spaces, as well as commercial restaurant space with opportunities anticipated for specialty programs such as microbrewing.

Although the specific quantities and areas of each program will be further studied and verified, we are tentatively targeting the following in approximation:

• 15,000 square feet of commercial office space

• 15 40+ key resorts

• 50,000 square feet of Hospitality and Event Center space

• 35 residential units

• 25,000 square feet of retail space

• 25,000 square feet of restaurant space

• 75,000sf of warehouse and Parking as necessary to support powersports needs for the program

Note: Parking and public access will be provided for all sites in a unique and desirable manner creating opportunity for each property designed.

As we understand the zoning code requirements with respect to building heights, floor area ratios, setbacks, view corridors, etc. Communications with both the Municipal and Counties Zoning Departments and the Commissions in regards to understanding their needs and any limiting concerns we should be aware of. We are confident our ultimate designs will be in conformance with all such concerns.

Our team will include both national and local marketing groups, as well as some global related partners, who we will use to further enhance the excitement surrounding the overall plan. Ultimately, we have every confidence the success of each site will be substantial. Further, by virtue of bringing new working relationships as well as a robust pool of hospitality guests to this region, we believe our economic development abilities will further enhance the creation of jobs, and retail vibrancy.

Given the above vision of the region we'd like to develop an Indian Head Regional New letter promoting the area in the same manor as Caribbean Journal or International Living does.

The area has as much to offer and more given it's natural amenities and developed trail system to enjoy it. We now simply need to develop it. A great blogging campaign combined with the vision outlined is a necessity..
