Comprensive availability calender module

Need a fairly comprehensive availability calendar where users can check pricing and provisionally book accommodation and members/owners can edit all the variables and can set status of their accommodation.
Each status should be colour coded,
must be able to trigger emails to relevant parties
show price breakdown on seperate page before booking request is made and sent to owner,
add additional services to period prices
Calendar should pick up property id passed from the link in related pages.
Has to look good and be user friendly.
Provision for later integration of taking payment (if relevant at this stage)
