Need a website based of of the popular www.zillow.com. I am looking for a "stripped down" version of this site, unless all the bells and whistles (functionalities) of the site can be provided for a reasonable price but with good quality. A assessment of the cost and tasks required for this job is requested. The site must target the following objective(s):
Multiple Listing Service (MLS)
Is a suite of services that:
(1) Facilitates cooperation between brokers who are participants;
(2) Helps to accumulates and disseminates information to enable accurate appraisals;
(3) Is also a facility that will allow for the orderly correlation and dissemination of listing information to better serve brokers, clients/ customers and the general public.
(4) The benefit to participants is that users of their individual website can search freely with access to broader option, establish some confidence, and qualify themselves before contacting them. The benefit to clients is to save them time and refine their target.
Is a listing service's database and software which will allows Estate Surveyors and Valuers who are real estate brokers representing their clients (sellers/owners) under a listing contract to enlist under a listing contract to widely share information about such properties with other real estate brokers who may represent potential buyers/renters. The MLS combines the listings of all available properties that are represented by brokers who are both members of that MLS system and of the Nigerian Institution of Estate Surveyors and Valuers. The proposed MLS are amongst others to:
i) Enable the efficient distribution of information so that, when a real estate broker is approached by a prospective buyer/renter, he/she may search the MLS system to retrieve information about all properties available for sale/letting satisfying the requirement of the prospect in the specified area and or price range, whether under a listing contract by that agent's brokerage firm or by any of the participating brokers within the scheme.
ii) it would facilitates data transfer between subscribers in a listing scheme as the collaborative effort will help simplify, analyse and spread real estate information between operators within the service. The MLS would be made to address the dearth of much needful transaction data by a compulsory feed back mechanism. The information which are then analyse and made available to subscribers is aimed at making readily available to participants’ reliable and accurate real estate data upon which informed opinions can be made.
iii) Monitoring changes and tracking trends is another issue which the MLS systems would address. Real estate trend is the catalyst for the change in any society. Sometimes a real estate trend evolves to meet a specific need, while others evolve when new products or solutions are launched. Trends could be very hard to predict however, for us who are practitioners it could make a whole world of difference in our assessments by our clients.
iv) The proposed MLS should be owned and operated by NIEVS/PPP. Subscription for membership restricted to NIESV member only, same for unlimited/administrator access. However, potential clients or buyers may have limited access to view properties available on the listing displaying window. A wide fields of information about the features of each property, using search features such as location, description/type of property (single family, sale/lease, vacant land, detached house/flat/duplex), property features (floor space, land area, number of bedrooms and bathrooms, sitting), attractions, and price ranges. It must allow inclusion of photos which can be viewed. Also, saving of search criteria and for daily email, updates of newly-available properties and removal of recently sold/let ones etc.
Also, all subscribing real estate surveyors should be able to create a property search link on their own websites which links directly to the MLS service. Thus, any site visitor to any of the subscribing agents' sites will be able to find all properties listed on the MLS servers, even though they are visiting the website of a single agent. In effect, every single subscribing real estate agent appears to be offering exactly the same properties for sale
