I’m preparing a development application for additions to my home and need supporting documentation namely a Statement of Environmental Effects, a Waste Management Plan, an Erosion and Sediment Control Plan and a Request to Vary DCP setbacks. The documents must satisfy council requirements for Wonondilly Council and BAL-FZ requirements. The project involves exterior additions— an attach garage, a detached workshop plus an in-ground swimming pool—so the documents must focus on the environmental implications of these residential alterations and additions. What I need from you is a clear, well-structured documents that walks council through the site context, relevant planning controls, likely impacts, and the mitigation measures I’ll put in place. Air, water, soil and neighbour amenity all need thoughtful coverage, with particular attention to storm-water management around the pool and construction impacts from the workshop build.
