The sale is at the initial agreement stage and the buyer’s lender has made this certificate a condition before we can progress. A full structural inspection was carried out recently with no issues flagged, so I expect the process to focus on documentation, any targeted sampling you consider necessary, and preparation of the official Green Cert in the format Irish lenders recognise. Please outline: • Your approach to verifying pyrite absence (visual checks, core samples, lab testing, etc.). • The typical timeframe from site visit to certificate hand-over. • Anything you will require from me in advance (access arrangements, previous report, management company contacts).
