I have a partially built workbook that tracks every commercial real-estate transactions over the nation. The layout is there—a data tab, a yearly summary, and a chart area—but the logic behind it isn’t doing what I need. Here’s what I’m after: when I drop a new transaction into the comps tab the entire model should update instantly. Totals, per-year metrics, and any calculated fields. must refresh on their own, so automated data entry and real-time updates are essential. For the visual side I need an exponential trendline plotted for each calendar year. Being able to filter or toggle through years without rewriting formulas would be ideal. If structured tables, Power Query, pivot charts, or a small VBA helper make this painless, I’m happy to use them—the sheet just has to stay easy for me to extend.
