The city has already approved my tenant-improvement plans for a small studio-style commercial space and the permit is sitting at the counter; it will be released as soon as I name a licensed General Contractor. From there I need a partner who can take the job all the way to final inspection without drama or cost creep. Scope of work • Demolish 3 non-structural partition walls. • Frame 1 new non-load-bearing wall with metal studs (per the stamped drawings). • Cap existing plumbing and electrical lines where shown. • Coordinate all required inspections and close out the permit. Everything else—paint, flooring, HVAC upgrades—has been kept out of scope so the job stays lean and focused, but I’m open to reasonable change orders if something truly makes sense in the field. What I’m after is a GC who is comfortable with small TI’s, communicates clearly with the inspector, keeps an orderly site, and hits the finish line on time and on budget.
