I have a Tentative 500 sq yd stilt + 5-floor residential-cum-commercial structure in which RCC, brickwork and plastering are already complete. I now need a clear, item-wise cost estimate for every remaining activity—water-proofing, flooring, painting, doors, windows, sanitary, plumbing, drainage, elevation treatments, false ceilings and, most critically, electrical wiring with premium finishes. The exercise has three key points: 1. Day 1-2: you study the drawings, current site photos and my rate sheets, then produce the first cut of the BOQ with material and labour break-ups, waste factors, overheads and a section that zooms in on electrical wiring and finishes. 2. Day 3: we review overhead insights discussed on call (profit, preliminaries, supervision, contingency, etc.) and you issue the final, locked estimate. 3. Your rates must reflect today’s market; where prices fluctuate, note the source (wholesale, CPWD, local vendor list, etc.) so I can update them later. Materials are not pre-fixed; we will select them together to balance quality, cost and availability. Nonetheless, please assume premium electrical fixtures and allow for alternative options you feel are realistic. You should already have at least three years of on-ground experience preparing similar post-RCC estimates, including full MEP scopes, and be comfortable working in Excel, CostX, Candy or any equivalent take-off platform. Deliverables: • Editable BOQ spreadsheet with quantity take-offs, unit rates, total amounts and separate overhead lines • Source list for material and labour rates • Clarification sheet highlighting all assumptions, inclusions and exclusions An accurate, concise document delivered in three working days is crucial so the project can move straight into procurement.
