Broker Opinion of Value (BOV) - Prepare Broker Opinions of Value using three core valuation approaches: • Comparable sales and leasing analysis • Replacement cost analysis (land value, construction costs, soft costs) • Income approach using market rents, yields, and capitalization rates - Research and analyze comparable transactions, adjusting for size, age, location, site coverage, and functionality - Analyze rent rolls, market rents, and operating assumptions - Select and justify yield / cap rate assumptions based on current market evidence - Reconcile valuation approaches into a clear, defensible value range - Populate BOV templates with tables, assumptions, and summary commentary 2. Listing Summaries & Opportunity Screening - Review active commercial and industrial listings to identify opportunities suitable for tenant or purchaser mandates. - Screen listings based on size, zoning, yard, power, cranes, access, pricing, and occupancy - Prepare concise listing summaries including: • Key property details and highlights • Fit‑for‑purpose commentary (best user profile) • Lease vs. purchase considerations • Notable risks or constraints - Customize summaries to match specific tenant or purchaser search criteria - Maintain internal tracking of reviewed and shortlisted opportunities 3. Property Ownership & Commercial Market Research - Identify property ownership using land titles, corporate registries, and public records - Research ownership entities, related companies, and portfolio holdings - Maintain internal databases of properties, ownership, and known tenant information - Support broker‑led research for off‑market opportunities - Assist with broader market research including submarket trends, vacancy, absorption, and development activity
