I need a clean, professional plot plan that turns my crude sketch and existing CAD survey into a build-ready layout for a two-story townhouse community. The developable parcel is roughly five acres; an adjoining five acres of marsh will serve exclusively as the storm-water retention basin, so the plan must clearly direct all runoff there. The plan will be submitted with an application for an individual permit with the DEP as we will be seeking to develop on most of the 50’ wetland buffer area and cross over the wetlands with a road that loops around the development. We will be offering to protect the undeveloped area and adjoining five acres of marshland as Green Acres with an open space easement. My top priority is to maximize the number of units while still respecting the delineated wetlands and topography already captured in the survey file (DWG). Each unit must have its own dedicated parking space, and circulation for residents, service vehicles, and emergency access should be accounted for. Aside from that, I am open to your creative solutions for internal street alignment, setbacks, and green buffers, as long as the yield stays high. You will receive: • the CAD survey showing boundaries, contours, and freshwater wetlands • my hand sketch indicating a rough building footprint arrangement • I can also provide a 1972 map of the property showing the sewer easement and lateral connections on the property. Please return: • a refined site layout in CAD (compatible with AutoCAD 2020) and PDF • clear labeling of unit count, building footprints, parking, internal roads, and the storm-water basin on the marsh parcel • basic grading / drainage arrows demonstrating how runoff reaches the basin The drawing should be accurate enough for preliminary discussions with civil engineers and the local planning board.
