Greetings! I looked at your sunroom extension project. You have an 1890s farmhouse that became a neighborhood, and you want to add a large sunroom with a bedroom, bathroom, and patio — blending modern, traditional, and natural styles. The addition will go on the south and west sides, replacing two existing bump-out areas (current sunroom and back entry). Floor level will match the original interior floor. To avoid a large tax increase, I will design this as a "Two Season Sun Room." I also envision a walkout area off the upper master bedroom onto a flat roof section with wire railing. For foundation, I will use 6x6 posts on round cement footings instead of traditional lengthy footings. I-joists attached to the existing home and roof structure. I will create a complete design package: floor plans, elevations, window layout, and structural details ready for permitting and construction.
