I’m at the very first step of planning a commercial-zoned apartment complex and I need a clear, visually convincing massing concept that I can take to city staff and potential investors. The site is intended for residential use—an apartment building—yet it sits within a commercial classification, so I want the concept to balance residential livability with the bulk, height, and parking expectations that often accompany a commercially regulated lot. Here’s what I’m looking for: • A simple 3D massing model (SketchUp, Revit, Rhino, or any comparable tool you’re comfortable with) that shows overall footprint, height, and volumetric articulation. • Basic area breakdowns: gross floor area, typical floor plate, and an indicative unit count so I can sanity-check density. • Street-level and bird’s-eye views rendered in a clean, diagrammatic style—nothing photoreal yet; I just need to communicate scale and form. • A brief PDF summary sheet that pairs the images with key dimensions, setbacks, and any quick zoning notes you feel are critical. I’ll supply the site survey, zoning summary, and a couple of inspirational precedents as soon as we start. What I need from you is an architect’s or draftsman’s eye for proportion and context so the volume feels plausible before I invest in detailed design. If this sounds straightforward to you and you can turn it around quickly, let’s talk timelines and file formats—I’m flexible as long as the core idea is clear and ready for discussion.
