Concept: We would like to have a 2 1/2 story-duplex building that shares one common wall with its single neighbor. Most of the units will overlook a small lake and we would like to maximize the visibility with a lot of glass and windows, especially over water views (please refer to site plan C-3 (pg. 5) and photos for concept ideas).
The first two floors will have 1200 sq. ft. EACH and will include the main living areas. The number of bedrooms and bathrooms are not specified as we are flexible and open to ideas. *The primary interest is in the creativity of the ELEVATIONS.* We also encourage creativity and flexibility with the interior spaces.
The third level will have an independent 600 sq. ft. unit with living/ kitchen/sleeping/bath space. It is intended to function as a possible mother-in-law suite and/or guest suite. The remainder of the 3rd floor can be a garden, Jaccuzi, Barbecue (cooking) and other possibilities.
*An elevator is a MANDATORY component of the townhome*
The elevator must have interior and exterior doors and can be programmed to give access to all the family floors or provide independent access to the third floor. There will also need to be an internal staircase in the building. An alternative fire exit for the third floor unit needs to be incorporated.
Style: The desired design style is contemporary/modern (see included photos). Construction material will be poured concrete (precast will also be considered). Walls, floors and roofs will be poured concrete. *The project location is in Tampa, Florida which can receive hurricanes.
The ideal design will reflect approximate sizes of the shell components to reflect structural needs. Form liners can be used to provide any design finish. The concrete will be the final exterior finish.
Dimensions: the footprint is 24 ft. x 50 ft. Maximum height is 35 ft. Floor to floor heights for the three levels is flexible and can be, for example, 12 ft., 12 ft. and 11ft.
Parking will be located on the street side of the house. We wish to maintain an attractive façade from the street, so the handling of the parking is important. We would like to find an alternative to having a big double garage door facing the street.
We are exploring the use of geothermal cooling and heating, solar energy and storage (e.g new technology such as Tesla Home Systems), and smart home technology.

I like the Freelancer's opportunity for feed-back, because it does produce a more "on target" product, and wonder where we might have ended with the benefit of a tweak or two. We saw a lot of improvement among some of the other contestants. We're continuing to work with Eugene, so we'll find out. I look forward to following his and Tamara's careers.
